Environmental Site Assessment (ESA) Phase 1

Phase 1 Environmental Assessment: Making Informed Decisions.

The Phase 1 environmental assessment helps to understand the risks and environmental implications associated with a property before committing financial resources to a project. It is often required by financial institutions or lenders to ensure its value.

It involves collecting data on activities that have taken place on the site or surrounding sites that may have led to soil or groundwater contamination, and includes the following steps:

Gathering historical data on the property and adjacent properties
Site visit
Interviews with current owner(s) and occupants
Consultations with local authorities and regulatory bodies
Risk assessment
Production of a report including a summary of the collected information and recommendations for further action

The Phase 1 environmental assessment has the following main objectives:

Identifying potential or actual environmental issues related to current or past activities conducted on the site under study and in the vicinity.
Assessing actions to be taken if environmental problems are identified.

No sampling is conducted in Phase 1, but if potential or actual environmental problems are identified, a Phase 2 environmental characterization will be recommended when contamination risks are identified.

Spheratest reports are produced in accordance with the general principles of CSA Z768-01 and can be certified under the application of Chapter IV of Section IV of the Environmental Quality Act.
